New Orleans Real Estate – The Tax Credit has been extended!
So, I’m a few days late with the news, but what a great weekend! Besides the Saints going 8 and 0, the first-time homebuyer tax credit has been extended until April 30th, and allows for an additional 60 days until June 30th to close on your new home! And, if that wasn’t enough, a $6500 tax credit now exists for existing homeowners as well! For those of you unfamiliar with the $8,000 first-time homebuyer tax credit please visit my original post on the topic for details.
As for the new $6500 tax credit for existing homeowners, let’s take a quick look at the qualifications.
- Long-time homeowners who buy a replacement principal residence may also claim a homebuyer credit of up to $6,500 (up to $3,250 for a married individual filing separately). They must have lived in the same principal residence for any five-consecutive year period during the eight-year period that ended on the date the replacement home is purchased.(Source: www.irs.gov)
The government has also increased the income levels for individuals to qualify:
- People with higher incomes can now qualify for the credit. The new law raises the income limits for homes purchased after Nov. 6, 2009. The credit phases out for individual taxpayers with modified adjusted gross income (MAGI) between $125,000 and $145,000 or between $225,000 and $245,000 for joint filers. The existing MAGI phase-outs of $75,000 to $95,000 or $150,000 to $170,000 for joint filers still apply to purchases on or before Nov. 6, 2009. (Source: www.irs.gov)

Extending the First-time homebuyer tax credit: Will it happen?
With so many rumors flying around about the proposed extension of the first-time homebuyer tax credit, it’s hard to tell at this point if it will even happen and if it does, what it will contain. For those of you that have been reading about this topic, it’s only a matter of time before the questions are answered and a solution is put out on the table, as the deadline for the existing tax credit is November 30th, a mere 27 days away.
Some of the proposed changes that I have read about on the Internet include extending the $8,000 tax credit for first-time homebuyers to possibly sometime in April or May of next year, which could conceivably give buyers that are on the fence about buying a new home or weren’t quite in the financial position to do so before the current expiration date, an additional chance to take advantage of this wonderful program. I have even read that a potential tax credit for existing homebuyers is in the works as well. One Q&A posting on a Wall Street Journal blog boasts that the Senate version of the housing bill proposes a $6500 tax credit for existing homeowners that have lived in their property for 5 out of 8 years.
While I think that extending the $8,000 tax credit for first-time buyers will potentially be positive for the housing market in New Orleans, I can’t see a credit for existing homeowners necessarily making a large impact. A large percentage of homeowners in the greater New Orleans area were forced to purchase new homes after Katrina(2005) which would not quite put these homeowners at the proposed 5 year mark for residing in their current property.
Whatever the decision it will be one that is likely to be passed in the coming weeks or shortly after the November 30 deadline. If you are one of those hopeful first-time homebuyers waiting to purchase based on the tax credit getting extended, hang in there, and check back on this blog.
